Message-ID: Become a Pennsylvania Real Estate Agent There are many different reasons to become a real estate agent. Many like to work with different types of people. Some want to set their own schedules. Others are interested in buying real estate for themselves and think that agents have access to ?the best deals.? No matter what your motivations, Fairmount Academy can make sure that you have the best preparation as you enter the Real Estate profession. A real estate agent - or salesperson - is licensed to negotiate and transact the sale or rental of real state on behalf of a property owner. He or she is an independent contractor, working under the supervision of a broker, or brokerage firm. Income for sales agents comes from commission on the sales or rentals of properties. Agents are governed by a state licensing board and are held to a higher standard of doing business than unlicensed individuals. On the plus side, agents do have early knowledge and complete details about new listings and their experience gives them valuable insights into the local real estate market. To get a license you must be at least age 18 or older, successfully complete 60 classroom hours of specialized education, and successfully pass the state licensing exam. General Course Description Fairmount Academy offers both of the required courses necessary to become a licensed agent in the Commonwealth of Pennsylvania: Real Estate Practice and Real Estate Fundamentals. These courses will fulfill the 60 hours of required classroom time necessary to take the licensing exam. Real Estate Practice An introduction to all facets of real estate business, including a survey of areas of specialization with emphasis on the role of a real estate agent in residential brokerage including agency relationships and ethical conduct. Examination of a real estate transaction designed to provide a working knowledge of the forms and documents used including the related mathematics. Real Estate Fundamentals This course is designed to acquaint the student with the language, principles, and laws that govern the business of real estate. Emphasis is on the underlying concepts of land, property rights, and the laws that govern the transfer of those rights from one person to another as well as providing a foundation for additional study. Cost of Classes Registration for the Real Estate Practice course costs $195 Registration for the Real Estate Fundamentals course costs $195 Expect to pay roughly $100 in materials Registration for Fairmount Academy can be found on our website. http://www.fairmountacademy.com --- You are currently subscribed to academy as: rails@lists.rubyonrails.org. If you would like a full-access "unlimited" membership to browsercam (with VNC which is really useful), contact me off list and I'll give you instructions - it basically works out to a paypal of $20 for the year. thanks, _alex -- alex black, founder the turing studio, inc. 510.666.0074 root@turingstudio.com http://www.turingstudio.com 2600 10th street, suite 635 berkeley, ca 94710 From kimiko5963 at lycos.com Thu Oct 5 04:22:04 2006 From: kimiko5963 at lycos.com (kimiko5963@lycos.com) Date: Sat Nov 4 02:32:13 2006 Subject: [Rails] =?utf-8?b?woxnwpHDkcKCw4nCmEHCl8KNwoLCtcKCw4TCgsOZwoI=?= =?utf-8?b?wrXCgsKiwoLDhcKCwrfCgUI=?= Message-ID: 20061005130114.25078mail@mail.topfree541876317619637136787163173.com ?????g?????A?????????????????????????B ?g?????A???????????????A?????l???????W?????A?????????????????A???d?b?????????????????????H ???????????????????????v?????????B ?O?????[???????`???????????????????????\???????? ?g?????A?????????????????[???????d?b?????????????????v?????????A???????????????????????? ???l???l???????????????????????????????????????B ???????f???????M???????????????????????????@???????????A???????g?????A???????????????B http://www.today.madams-temptation.gogohotlips.com/sex/ ?????????t???[?f?????????????????????????A???????g?????A?????????????????????B ?g?????s???????????p?\?R???????\???????? ?????????R???????????????????????????????A???????????M?????o?????????????????????m???????????A?o???I?????S?????????????????????????????????????B ???????????????A?f?????????????????B From yuval8547 at yahoo.co.jp Thu Oct 5 05:42:49 2006 From: yuval8547 at yahoo.co.jp (=?iso-2022-jp?B?Pj4bJEJmRjtSGyhCPDw=?=) Date: Sat Nov 4 02:32:15 2006 Subject: [Rails] =?iso-2022-jp?b?GyRCS1xFdiRLTDVNfSRHJDckZyQmJCshIk8iGyhC?= =?iso-2022-jp?b?GyRCTW0kckJUJEMkRiQkJF4kORsoQg==?= Message-ID: <20061005054248.8EBB73985E@wrath.rubyonrails.com> ????? ?????????????????????????????????? ?????????????????? ????????????????????????????????? ??30??????????????????? ?????????????????????????????????? ???????????????????? ????????????????????????????????? ??????????????????? http://www.re-laxy.com/net_mov ????????? VERSION 0.10.0 HISTORY 0.10.0 - removed use of additional instance var to denote whether a value had been set. now the test is only 'defined? @#{ name }'. 0.9.2 - fixed a bug where list traits, for example trait 'letters' => %w[ a b c ] were flattened in a way that exploded trait initialization - streamlined TraitInit module - added OpenTraits class and otraits method conf = otraits{ port 42 host 'forty-two' } p conf.port #=> 42 p conf.host #=> 'forty-two' conf.username 'zaphod' p conf #=> {"username"=>"zaphod", "port"=>42, "host"=>"forty-two"} 0.9.0 - luke kaines made quite a few suggestions and bug reports that enabled this release including making a few methods indifferent about string/symbol args/keys and the introduction of a simple method 'trait_init' that can be used to create keyword based initializers, eg: require 'traits' class C include TraitInit trait :a, :type => Integer trait :b, :type => Integer def initialize opts = {} trait_init opts end end C::new :a => 4, :b => 2 0.8.0 - traits now supports a whole slew of hooks that can be registered to fire pre or post setting an attribute, to cast a value to another type, to munge a value destructively, to require only certain types, to require a certain ducktype signature, and to validate arguments passed. check out sample/m.rb, sample/n.rb, or sample.o.rb to see it in action. the mechanism is quite flexible allowing method names, lambdas of varying arity, and lists of either/or to be passed to any hook. - you can find a gem for trais on codeforpeople - but i've still not coded up automated updating from codeforpeople to rubyforge so it won't show up as a remote gem yet. 0.7.0 - patched in the support i had written eariler for 'hooks' to be called pre/post setting a trait. plus shortcut to 'validate' traits which simply sets up a 'pre' hook which is used as a predicate. eg: class C; trait 'number', 'validate' => proc{|n| Numeric === n} pre and post hooks are used in the same way, eg: class C trait 'a', 'pre' => proc{|val| p "#{ val } to set with"}, 'post' => proc{|val| p "#{ val } set"}, end but the really cool thing is that all of these blocks are both passed the value in question but also evaluate with 'self' set appropriately. eg class Car positive_int = lambda{|n| Fixnum === n and n > 0} legal = proc{|s| s < speed_limit} trait 'speed_limit', 'validate' => positive_int, 'default' => 42 trait 'speed', 'validate' => legal end c = Car::new c.speed = 115 works as you'd expect: (eval):14:in `speed=': validation of speed=(115) failed! (ArgumentError) from a.rb:13 0.6.0 - fixed bug in where a default trait given as an empty array, eg: class C; has 'a' => []; end was exploded into the empty list when passed to the setter to initialize the default value. 0.5.0 - general code cleanup 0.4.0 - tweaked writer code so multiple values can be passed to setters - tweaked method of running blocks to use instance_eval so explicit 'this' arg is no longer needed (though it can still be used) 0.3.0 added ability of default values to be specified with block for deferred context sensitive initialization (see sample/c.rb) 0.1.0 completely reworked impl so NO parsing of inspect strings is required - it's all straight methods (albeit quite confusing ones) now. the interface is unchanged. 0.0.0 initial version AUTHOR ara [dot] t [dot] howard [at] noaa [dot] gov SAMPLES <========< sample/a.rb >========> ~ > cat sample/a.rb require 'traits' # # defining a trait is like attr_accessor in the simple case # class C trait :t end o = C::new o.t = 42 p o.t # # and can be made even shorter # class B; has :x; end o = B::new o.x = 42 p o.x ~ > ruby sample/a.rb 42 42 <========< sample/b.rb >========> ~ > cat sample/b.rb require 'traits' # # multiple traits can be defined at once using a list/array of string/sybmol # arguments # class C has :t0, :t1 has %w( t2 t3 ) end obj = C::new obj.t0 = 4 obj.t3 = 2 print obj.t0, obj.t3, "\n" ~ > ruby sample/b.rb 42 <========< sample/c.rb >========> ~ > cat sample/c.rb require 'traits' # # a hash argument can be used to specify default values # class C has 'a' => 4, :b => 2 end o = C::new print o.a, o.b, "\n" # # and these traits are smartly inherited # class K < C; end o = K::new o.a = 40 p( o.a + o.b ) # note that we pick up a default b from C class here since it # has not been set o.a = 42 o.b = nil p( o.b || o.a ) # but not here since we've explicitly set it to nil # # if a block is specifed as the default the initialization of the default value # is deferred until needed which makes for quite natural trait definitions. the # block is passed 'self' so references to the current object can be made. My app will be using entirely SSL communication from the client to the web server. There are two datacenters, A and B, each on a separate IP network (obviously). The app will be using subdomains (domain labels) to identify the customer, so first.myapp.com, second.myapp.com, third.myapp.com, etc, etc. Can I purchase one SSL cert (a wildcard cert) to cover A and B, or do I need to go about it a different way? From what I understand, wild card certs will work across multiple machines, but I would like to get some confirmation of my strategy. Thanks so much, Michael -------------- next part -------------- An HTML attachment was scrubbed... I am contacting you concerning a deceased customer and an investment he placed under our banks management three years ago.I Would respectfully request that you keep the contents of this mail confidential and respect the integrity of the information you come by as a result of this mail. I am contacting you independently of our investigation and no one is informed of this communication. I would like to intimate you with certain facts that I believe would be of interest to you. In the year 2002, the subject matter; came to our bank to engage in business discussions with our private banking division. He informed us that he had a financial portfolio of Six Million United States dollars, which he wished to have us turn over (invest) on his behalf. I was the officer assigned to his case, I made numerous suggestions in line with my duties as the de-facto chief operations officer of the private banking sector then, especially given the volume of funds he wished to put into our bank. We met on numerous occasions prior to any investments being placed.I encouraged him to consider various growth funds with prime ratings. The favored route in my advice to customers is to start by assessing data on 6000 traditional stocks and bond managers and 2000 managers of alternative investments. Based on my advice, We spun the money around various opportunities and made attractive margins for our first months of operation, the accrued profit and interest stood at this point at over Two million United States Dollars, this margin was not the full potential of the fund but he desired low risk guaranteed returns on investments. In mid 2003, he asked that the money be liquidated because he needed to make an urgent investment requiring cash payments in Helsinki- Finland. He directed that I liquidate the funds and deposit it with a security firm. I informed him that my Bank would have to make special arrangements to have this done and in order not to circumvent due process, the bank would have to make a 9.5 % deduction from the funds to cater for banking and statutory charges. He complained about the charges but later came around when I explained to him the complexities of the task he was asking of us. Cash movement across boarders has become especially strict since the incidents of 9/11. I contacted my affiliate and made the funds available to the security firm. I undertook all the processes and made sure I followed his precise instructions to the letter and had the funds deposited with the security firm. The Security Firm is a specialist private firm that accepts deposits from high net worth individuals and blue chip corporations that handle valuable products or undertake transactions that need immediate access to cash. This small and highly private organization is familiar especially to the highly placed and well-connected organizations. In line with instructions, the money was deposited with the security firm. The deceased told me he wanted the money there in anticipation of his arrival from Norway later that week. This was the last communication we had, this transpired around 25th of November 2003.In June last year, we got a call from the security firm informing us about the inactivity of that particular portfolio. This was an astounding position as far as I was concerned, given the fact that I managed the private banking sector I was the only one who knew about the deposit at the security firm, and I could not understand why the deceased had not come forward to claim his deposit. I made futile efforts to locate the deceased. I immediately passed the task of locating him to the internal investigations department of Kleinwort Benson.Four days later, information started to trickle in, apparently our client was dead. A person who suited his description was declared dead of a heart attack in canne, in Southern part of France. We were soon enough to identify the body and cause of death was confirmed. The bank immediately launched an investigation into possible surviving next of kin to alert about the situation and also to come forward to claim his estate. If you are familiar with private banking affairs, those who patronize our services usually prefer anonymity, but also some levels of detachment from conventional processes. In his bio-data form, he listed no next of kin. In the field of private banking, opening an account with us means no one will know of its existence, accounts are rarely held under a name; depositors use numbers and codes to make the accounts anonymous. This bank also gives the choice to depositors of having their mail sent to them or held at the bank itself, ensuring that there are no traces of the account and as I said, rarely do they nominate next of kin. Private banking clients apart from not nominating next of kin also usually in most cases leave wills in our care, in this case; the deceased died without a testate. In line with our internal processes for account holders who have passed away, we instituted our own investigations in good faith to determine who should have right to claim the estate. This investigation has for the past months been unfruitful. We have scanned every continent and used our private investigation affiliate companies to get to the root of the problem. It is this investigation that resulted in my being furnished with your details as a possible relative of the deceased. My present official capacity as the Head of Finance dictates that I am the only party to supervise the investigation and the only party to receive the results of the investigation. What this means,is that our dear late fellow died with no known or identifiable family member. This leaves me as the only person with the full picture of what the prevailing situation is in relation to the deposit and the late beneficiary of the deposit. What I wish to relate to you will smack of unethical practice but I want you to understand something. It is only an outsider to the banking world who finds the internal politics of the banking world aberrational. The world of private banking especially is fraught with huge rewards for those that occupy certain offices and oversee certain portfolios. You should have begun by now to put together the general direction of what I propose. There is Six Million dollars deposited in a security firm, I alone have the deposit details and they will release the deposit to no one unless I instruct them to do so. I alone know of the existence of this deposit for as far as my Bank is concerned. The transaction with our late customer concluded when I sent the funds to the security firm, all outstanding interactions in relation to the file are just customer services and due process. The security Firm has no sign or idea, history or nature of the deposit. They are simply awaiting instructions to release the deposit to any party that comes forward. This is the situation. This bank has spent great amounts of money trying to track this man's family, they have investigated for months and have found no family. The investigation has come to an end. This is what i want to do,I now seek your permission to present you as a next of kin to the deceased, as all documentations will be carefully worked to make you the beneficiary to the funds $6,000 000 00 (Six Million United states Dollar),I am prepared to place you in a position to instruct The security Firm to release the deposit to you as the closest surviving relation. Upon receipt of the deposit,I am prepared to share the money with you. That is:- I will simply nominate you as the next of kin and have them release the deposit to you. We share the proceeds 60/40.I would have gone ahead to ask that the funds be released to me, but that would have drawn a straight line to me and my involvement in claiming the deposit. I assure you that I could have the deposit released to you within a few days. I will simply inform Kleinwort Benson of the final closing of the file relating to the deceased. I will then officially communicate with The Security Firm and instruct them to release the deposit to you. With these two things: all is done. The alternative would be for us to have The Security Firm direct the funds to another bank with you as account holder. This way there will be no need for you to think of receiving the money from The Security Company. We can fine-tune this based on our interactions am aware of the consequences of this proposal. I ask that if you find no interest in this project that you should discard this mail. I ask that you do not be vindictive and destructive. If my offer is of no appeal to you, delete this message and forget I ever contacted you. Do not destroy my career because you do not approve of my proposal. You may not know this but people like myself who have made tidy sums out of comparable situations run the whole private banking sector. I am not a criminal and what I do, I do not find against good conscience, this may be hard for you to understand, but the dynamics of my industry dictates that I make this move. Such opportunities only come ones' way once in a lifetime. I cannot let this chance pass me by, for once I find myself in total control of my destiny. These chances won't pass me by. I ask that you do not destroy my chance, if you will not work with me let me know and let me move on with my life but do not destroy me. There is a reward for this project and it is a task well worth undertaking. I have evaluated the risks and the only risk I have here is from you refusing to work with me and alerting my bank. I am the only one who knows of this situation, good fortune has blessed you with a luck that has planted you into the center of relevance in my life. Let's share the blessing. If you find yourself able to work with me, contact me through this email account. If you give me positive signals, I will initiate this process towards a conclusion. I wish to inform you that should you contact me via official channels; I will deny knowing you and about this project. I repeat, I do not want you contacting me through my official phone lines nor do I want you contacting me through my official email account. Contact me only through the numbers I will provide for you and also through this email address. I do not want any direct link between you and myself. My official lines are not secured lines as they are periodically monitored to assess our level of customer care in line with our Total Quality Management Policy. Please observe this instruction religiously. Please, again, note that I am a family man, I have a wife and children. I send you this mail not without a measure of fear as to what the consequences, but I know within me that nothing ventured is nothing gained and that success and riches never come easy or on a platter of gold. This is the one truth I have learned from my private banking clients. Do not betray my confidence. I awaits your earliest response. It corrects the two known problems with the preview1 release (two help menu items caused Instant Rails to crash). Instant Rails 1.4 contains the following major changes: * Upgrades Rails to version 1.1.6 (other components upgraded to current release, also) * SCGI has been replaced by Mongrel (using Apache's mod_proxy for forward requests). * For the development server, WEBrick has also been replaced by Mongrel. * Automatic RadRails configuration: if your choose your Instant Rails "rails_apps" subdirectory as your workspace, then all of the RadRails paths (to ruby, rake, ri, rdoc, etc.) will be automatically set. Known Problems -------------- There are two known problems: If you select the menu items "Help > Getting Started" or "Help > Release Notes", Instant Rails will crash. From garrett.weinberg at gmail.com Mon Oct 9 19:01:26 2006 From: garrett.weinberg at gmail.com (Garrett Weinberg) Date: Sat Nov 4 02:34:54 2006 Subject: [Rails] non-form-based file upload Message-ID: Hi all, I have a relatively newbie question regarding the processing of a file upload from a source other than a Rails form. I'd like to upload a file using a generic HTTP POST request that happens, in this case, to come from a Java applet. Each upload is a ZIP file that should be associated with particular activity ID and document ID. The (multipart) form-based version works fine, using the standard ActionView file_field helper and code like path = "/files/" + params[:upload][:data].original_filename root = "#{RAILS_ROOT}/public" data = params[:upload][:data].read File.open(path, 'wb') do |f| f.write(data) end ...in the controller. What I'm wondering is how to handle the applet-based upload. I figured it might help to have a custom route defined that the applet would use, something like: map.connect 'activities/:activity_id/:document_id', :controller => 'activities', :action => 'new_upload_applet', :activity_id => nil, :document_id => nil, :requirements => {:activity_id => /\d/, :document_id => /\d/} But then what? In the (hypothetical) new_upload_applet action, how do I access the file data itself (stored under params[:upload][:data] in the form-based version)? Any help would be greatly appreciated. Thanks in advance, Garrett From listen at brodowsky.com Mon Oct 9 20:46:33 2006 From: listen at brodowsky.com (Karl Brodowsky) Date: Sat Nov 4 02:34:57 2006 Subject: [Rails] Oracle Client for Rails on FC5 Message-ID: <452ABBE3.4030800@brodowsky.com> It seems to be quite an issue to get an Oracle 10g client running on Fedora 5 (FC5) Linux. Does rails (or active record to be more concise) really need the full (300 MB) Oracle client or is this small easy-to-install minimalistic oracle-client sufficient? Or is there a pure-Ruby solution that works without any Oracle-client installation? I've just come across the following problem.. Right now, I've got a content controller which is responsible for updating much of my site's content. I've decided to make this a subclass of Admin, so I can organize my administrative related controllers into their own directory. So I have the following class definition inside 'app/controllers/admin/content_controller.rb': class Admin::ContentController < ApplicationController .... end and then in my routes file, I have: map.with_options(:controller => 'admin/content') do |content| content.content_list_faq 'admin/content/faq/list/:section', :action => 'list_faq' end now, this worked perfectly in Rails 1.1.6, but as soon as I upgraded to edge, I started getting the following error from one of my views: content_list_faq_url failed to generate from {:action=>"list_faq", :controller=>"admin/content"}, expected: {:action=>"list_faq", :controller=>"admin/content"}, diff: {} which doesn't really make a whole lot of sense, since the expected looks exactly the same as what I'm using, and the diff hash is empty.. the line causing the error is the following: <%= link_to('FAQ Management', content_list_faq_url) %> While searching for some advice, I came across the following site which mentions that using namespaces for controllers is more hassle than it's worth, and to just forget about them: http://glu.ttono.us/articles/2006/08/30/guide-things-you-shouldnt-be-doing-in-rails so is that the current recommendation? To just forget about controller namespaces and have everything under the 'app/controllers' directory? Or is there something else going on that I'm missing? On page 355 of the AWDWR book (printed page 464 of the 2nd edition pdf), there's a little table showing how form parameters map to the params object. One of them is: user[address][city]=Wien ... maps to params as ... { :user => { :address => { :city => 'Wien' }}} I completely understand why this is happening. The user object has_one address object which has an attribute called city. My question is related to the idea that this alludes to being able to edit a user object and a related address object in the same action. Later on, the book says we can use the following code for an easy way to update the object. It doesn't say whether or not the related object get saved. user.update_attributes(params[:user]) I wanted to test whether the related object was saved, but I cannot find any documentation on how to create the text field that will produce the proper html code. I've tried: <%= text_field :user "address.city" > => undefined method address.city for User <%= text_field :user "address.city" > => undefined method address ['city'] for User So, what's the proper syntax for the text_field helper to access a related model object? Or, am I going down the wrong path and the update won't update both model objects anyway?
